Whether you are a first time buyer or your family is growing and you need a larger house, this is the time to move. Spring is here in the beautiful North Okanagan, everything is starting to warm up including the real estate market. &lt;/p&gt;&lt;p&gt;February saw 75 total sales with 2124 active listings in the North Okanagan. The average days to sell is 126 days and the list price to sell price ratio is 87.75%. What this means for buyers is that if you have a home listed for $300,000 the approximate selling price is $265,000. March has seen 78 total sales with several days left in the month.&lt;/p&gt;&lt;p&gt;&amp;nbsp;Some of the best mortgage rates we are seeing are 3.99% for a quick close sale. This means that if a buyer closes a sale within 30 days the interest rate is 3.99% for a 5 year term, this means huge savings to a buyer. &lt;/p&gt;&lt;p&gt;&amp;nbsp;If you are a thinking of buying a home and you are not sure where to start, first make an appointment with a mortgage broker to see what price range you qualify for and find out about the latest rates and specials. If you have a Realtor ask them for&amp;nbsp;a referral to a mortgage broker they trust.&lt;/p&gt;&lt;p&gt;&amp;nbsp;I encourage anyone who may be sitting on the fence to hop off, get out and start looking for a home. We may never see interest rates this low again and the potential savings this are huge. For those of you who may still be unsure, when you buy a house you are making it your home. This is a question that runs through many Buyers minds during these uncertain times. Many buyers&amp;nbsp;hearing advise&amp;nbsp;from friends and family. &amp;quot;The market is still dropping.&amp;quot; they say. &amp;quot;Wait till spring, prices will drop more.&amp;quot; &lt;/p&gt;&lt;p&gt;&amp;nbsp;With massive price drops in the U.S. many people in Canada are assuming we will suffer the same fate. Many Sellers are of the same mind set and that is why now is a good time to make an offer. By the end of 2008 we will have had approximately a 9% correction in single family home prices. Although there may be a bit more correction I believe the market will stabilize by Spring and prices will level. Sellers will have a more realistic outlook regarding pricing and this will be reflected by pricing their homes at or close to true market values. This will allow the sellers to accept offers that are closer to the true value of the home. &lt;/p&gt;&lt;p&gt;When a home has been on the market for a long period of time and the Sellers have not seen an offer or maybe a lower offer they didn&amp;#39;t accept, they will most certainly think twice before rejecting an offer. Everything you as a Buyer think and feel the Sellers are most certainly feeling and thinking the same. Great deals can be had if you take the first step forward. If you see a house you like, don&amp;#39;t wait for the price to drop, make an offer or someone else eventually will. This is not a time to be fearful, if you are qualified to buy a home, there is no time like the present. Make on offer on the home you like, the worst thing that can happen is the Seller says no to your offer, their loss, not yours. &lt;/p&gt;&lt;p&gt;In tough times there is also great opportunity, take the first step, I see it everyday, well priced homes selling for 10 - 20% below listed price. Some potential buyers may have been to their banks or mortgage brokers several months ago to&amp;nbsp;see how much of a mortgage they qualify for&amp;nbsp;but with tightening credit restrictions they&amp;nbsp;now&amp;nbsp;may&amp;nbsp;not qualify&amp;nbsp;for what they originally were told.
